To become a real estate sales representative in Ontario one must pass three courses known as Course I, Course II, and Course III. These courses are held by the Ontario Real Estate Association.
Course I is a correspondence course taking approximately one month to complete.
Course II is available through 60-hour day/evening classes, correspondence and e-learning.
Course III: Students in the pre-registration segment of the program must complete Course 3 General and either Course 3 Advanced Residential OR Course 3 Advanced Commercial. The remaining Course 3 Advanced not selected must be taken during the Articling segment.
Course III can be taken in one of the following formats:
- The e-learning study method is available for Course 3 General only. The e-learning portion is followed by 40 hours of classroom work.
- Correspondence plus 40- hour Classroom
- Students who enrol for the e-learning or correspondence segment must, at the same time, select and enrol for the subsequent 40 hour classroom segment to take place following the suggested completion date (approximately 30 days as noted on the e-learning and correspondence schedule.)
- 80-hour Classroom
Articling:
Once registered as a salesperson with RECO, the two-year articling stage begins. Salespeople must complete three additional courses to be eligible to renew their salesperson registration. The courses include Real Property Law, the remaining Course 3 Advanced (Residential or Commercial), and one of the following elective courses:
- Principles of Appraisal
- Real Estate Investment Analysis
- Principles of Mortgage Financing
- Principles of Property Management
